Choose the Right Qualifying Rent

$2,500 lease; $2,300 accepted; 1.15× DSCR

Advertised rent, collected rent and qualifying rent are different numbers. Advertised rent is an asking price. Collected rent is money actually received. Qualifying rent is the income a lender accepts under its current program. A signed lease and an appraiser’s market-rent analysis can support that amount, but neither automatically guarantees the lender will use the highest figure.

Some programs use the lower of lease rent and supported market rent for an occupied property; others allow defined exceptions. A vacant property may be evaluated using an acceptable market-rent schedule. Concessions, related-party leases, utilities bundled into rent, delinquency and an imminent lease expiration can all change how reliable the income appears. Obtain the written rule rather than inventing a favorable adjustment.

Short-term rentals need a separate discussion. A high-performing month is not a twelve-month average. Some programs use documented annual revenue, approved projections or a long-term rent fallback, and may apply expense adjustments. Establish what documents and rental strategy are eligible before ordering reports. For a duplex or larger residential property, reconcile each unit’s lease, occupancy and accepted rent in a simple rent roll. The objective is supportable income, not the biggest number in a spreadsheet.

Worked example

A lease lists $2,500 monthly rent; the appraiser supports $2,300. Under a hypothetical lower-of rule, qualifying rent is $2,300. With $2,000 PITIA, DSCR is 1.15, not 1.25. If the program instead permits another documented rent basis, recalculate using that approved basis.

Mini glossary

Market rent
Supported rent for comparable properties.
Rent roll
Unit-by-unit lease and occupancy summary.
Concession
A rent discount or incentive affecting effective income.

Put it into practice

Gather the lease, recent payment record and market-rent support. Highlight differences rather than hiding them. Calculate coverage using both lease and market rent, then ask which figure the lender accepts. For a vacation rental, prepare a twelve-month revenue history and list operating costs separately.
