Interpret Coverage and Lender Limits
A ratio below 1.00 means the accepted income is less than the defined payment. At 1.00, those two figures match. Above 1.00, there is measured room between them. That room is not a universal safety margin because a gross-rent residential formula omits several operating costs. Higher coverage generally provides more flexibility, but the precise credit decision belongs to the lender’s program.
There is no single minimum applying to every investor loan. A hypothetical program might target 1.20 or 1.25, while another could allow lower coverage with different leverage, pricing or reserve requirements. Credit score, property type, loan amount, loan-to-value and rental strategy can affect eligibility. Do not present an educational target as a Karpata commitment or a market-wide rule.
Use the formula backwards to identify the binding constraint. Required rent equals payment multiplied by target DSCR. Maximum qualifying payment equals accepted rent divided by target DSCR. The latter is a payment limit, not a loan amount: taxes, insurance and association costs must be removed before translating the remaining principal-and-interest allowance into a loan balance. Keep full precision during calculations; rounding a borderline result upward does not create actual coverage.
Worked example
For $2,400 rent and an illustrative 1.25 target, maximum PITIA is 2,400 ÷ 1.25 = $1,920. If PITIA is $2,000, required rent is 2,000 × 1.25 = $2,500. The property needs $80 less payment or $100 more accepted rent, subject to program rules.
Mini glossary
- Target DSCR
- Coverage threshold used for a scenario.
- LTV
- Loan amount divided by accepted property value.
- Reserves
- Liquid funds available after closing for future obligations.
Put it into practice
Calculate required rent and maximum PITIA using illustrative targets of 1.10, 1.20 and 1.25. Mark which input could realistically change. Ask about the actual program threshold, pricing tiers and reserves rather than assuming a mathematical improvement alone will produce approval.
