Equity Is Not Automatically Available Cash

$180k theoretical equity; $300k new loan cap; $70k cash released

Equity is the difference between property value and secured debt under the stated assumptions. Cash-out refinancing replaces an existing loan with a larger permitted loan and distributes eligible proceeds after payoffs, costs and other deductions. The lender rarely advances all theoretical equity, and the cash released increases debt against the property.

Start with accepted value and the applicable leverage cap. Then check income coverage, loan amount limits, borrower eligibility and property rules. The lowest applicable loan-sizing constraint can reduce proceeds below the value-based estimate. A valuation from a prior refinance or an online estimate may not be accepted for a new transaction.

Reconcile the new loan to existing principal, accrued interest, prepayment charges, closing fees, escrow funding and any required reserves or liens. Ask for a current payoff rather than assuming the last statement balance is the final amount. Funds in an old escrow account may be returned separately and later; do not count them twice or assume they are available on closing day. Cash-out is a borrowing decision, not an investment sale or a promise of profit. Evaluate the additional payment and remaining liquidity alongside the amount deposited into your account.

Worked example

Value is $400,000 and existing principal $220,000, giving $180,000 theoretical equity. At illustrative 75% LTV, the new loan cap is $300,000. With $220,000 payoff and $10,000 total refinance deductions, cash released is $70,000 before any additional required reserve holdback, not $180,000.

Mini glossary

Equity
Property value less secured debt under stated assumptions.
Cash-out refinance
New financing releasing eligible proceeds beyond payoffs and costs.
Payoff
Amount required to fully retire existing debt on a specified date.

Put it into practice

Prepare a proceeds waterfall from accepted value through loan caps, payoff and deductions. Obtain a dated payoff and identify any prepayment charge. Separate a later escrow refund from closing cash. Compare theoretical equity with actually usable proceeds so your next investment does not depend on unavailable funds.
