Package the Deal and Resolve Conditions
A useful lender package starts with a short scenario summary and consistent supporting evidence. State the address, property type, purpose, contract or value basis, requested amount, project scope, rental or sale plan, borrower profile and available capital. Explain why the structure fits the timing and how repayment will occur.
Organize documents around underwriting questions: borrower resources, property eligibility, income or budget support, collateral value and exit feasibility. Use the lender’s checklist and secure submission channel. Address known inconsistencies directly. If an estimate changes, date the revision and explain the effect on loan sizing and cash required rather than sending a new spreadsheet without context.
Track approval conditions through closing. Appraisal, title, insurance, entity documents, deposits, leases or permits may remain outstanding after an initial quote. Distinguish indicative terms from final loan documents and ask which approval conditions are still unresolved. A credible exit uses conservative net proceeds and realistic timing, with a funded response to a shortfall. After closing, reporting and draw obligations can continue. Good packaging does not guarantee approval, but it helps a lender assess a real transaction efficiently and gives the investor a clear record of what was assumed, approved and still required. A loan decision should be reviewable, not dependent on verbal optimism.
Worked example
A refinance exit expects $240,000 net proceeds against a $230,000 interim payoff. An updated rent analysis lowers net proceeds to $215,000. The revised package must show at least a $15,000 repayment gap and its cash source. Keeping the old $10,000 surplus in the summary would misstate the exit.

Put it into practice
Write a one-page scenario with an attached document index. Add a conditions tracker listing owner, deadline and status for each item. Recalculate the exit after one weaker assumption. Identify the exact cash source for a shortfall and confirm final terms against the preliminary quote before closing.
