Property Quality and Marketability
Collateral is the asset supporting repayment if the business plan fails. Lenders review location, condition, legal use, title, access, value and marketability. A large projected margin does not compensate for a property that cannot legally be occupied, insured, sold or financed under the program.
The appraisal evaluates value under specified assumptions, while inspections and reports may identify physical or environmental concerns. Understand what each report does and does not establish. An as-completed value relies on a defined scope; an as-is value reflects current condition. Using a future value to describe present collateral can conceal construction risk.
Marketability affects the exit. Consider comparable sales or rents, buyer or tenant demand, unusual layouts, specialized improvements and concentration in one market. A highly specialized asset may take longer to sell or require a larger discount. Title liens, easements, zoning restrictions and unresolved permits can affect closing or funding conditions. Disclose known issues and describe a documented resolution path. Due diligence is most useful before deadlines make the investor dependent on approval. A clear property package connects valuation, physical condition, legal use and the intended investment strategy instead of presenting only a favorable asking price or rent projection.
Worked example
Two houses each list for $300,000. One is habitable with standard access; the other has an unresolved access easement and unpermitted addition. The same asking price does not imply equal collateral quality. The second needs legal and property review before its value and financeability can be treated as comparable.

Put it into practice
Prepare a property fact sheet covering condition, use, title, access and valuation basis. Identify unusual features or known defects. Compare appropriate sales or rents and list due-diligence deadlines. Assign each issue a responsible professional and a resolution document rather than assuming an appraisal alone settles it.
