Rent and Calculate Net Refinance Proceeds

$220k new loan; $22k cash returned; $23k capital remaining

Renting is more than listing a property at a projected price. Confirm legal occupancy, safety, market demand and realistic lease terms. Document the signed lease and income evidence required by the intended lender. A high advertised rent may not be accepted if the market-rent analysis or actual lease supports less.

Calculate refinance proceeds from the lower applicable loan-sizing limit, then subtract interim payoff and transaction costs. The remainder is cash distributed to the investor, subject to required reserves and other closing adjustments. Compare that distribution with cumulative equity contributed to see how much capital remains invested. Cash released is borrowed money secured by the property, not profit from a sale.

Seasoning may constrain the value basis or amount of cash-out, and different programs use different clocks and definitions. Confirm when ownership begins for the relevant rule, what renovation evidence is required and whether the transaction is classified as rate-and-term or cash-out. Avoid assuming another investor’s experience applies. Review the new payment and actual investor cash flow as well as the amount returned. Recovering more equity by increasing debt can reduce cash flow and weaken resilience, making the next repeat less secure even when the bank account initially looks stronger.

Worked example

Permanent loan proceeds are $220,000. Payoff is $190,000 and refinance costs $8,000, leaving $22,000 before other deductions. With $45,000 equity contributed, $23,000 remains invested. The investor did not recover all capital, but the strategy may still be viable if operations and returns are acceptable.

Mini glossary

Cash-out
Refinance proceeds exceeding payoff and eligible costs.
Seasoning
Program-specific required ownership or history period.
Capital remaining
Equity contributed minus cash returned under the stated model.

Put it into practice

Use the example to calculate remaining capital, then repeat with a $205,000 permanent loan. Confirm the lender’s accepted rent and seasoning treatment. Compare pre-tax cash flow before and after refinancing, including vacancy, management and replacements, before deciding whether extra leverage is desirable.
