Verify the Exit Before Closing
A bridge is approved against a repayment plan, but the investor must independently confirm that plan can work. For a refinance exit, examine property eligibility, income documentation, DSCR or commercial cash flow, valuation, leverage, ownership seasoning and borrower requirements. A preliminary permanent-loan conversation is useful; it remains conditional until underwriting and closing are complete.
Estimate net take-out proceeds rather than applying a leverage percentage and stopping there. The lower of value-based and coverage-based limits may bind. Closing costs, reserves, existing liens and bridge payoff reduce usable proceeds. If permanent financing cannot repay the bridge, identify the cash contribution required before entering the transaction.
A sale exit needs comparable sales, reasonable marketing time and net proceeds after commissions, concessions and closing charges. Build an alternative that is operationally and financially credible, not merely a sentence saying sell if necessary. Loan maturity, prepayment provisions and extension rules affect both exits. Document a repayment calendar with time for appraisals, title work and underwriting. Review the exit when costs or rent assumptions change. Successful bridge financing is measured by repayment from a sound transition, not only by the speed of the acquisition closing.
Worked example
A $300,000 value at illustrative 75% LTV supports $225,000. Coverage restricts the new loan to $210,000. With $205,000 bridge payoff and $8,000 refinance costs, required cash is $3,000. Using the $225,000 value cap alone would incorrectly suggest extra proceeds.

Put it into practice
Prepare a refinance payoff worksheet and a sale fallback worksheet. Ask the permanent lender which conditions remain unresolved. Work backward from bridge maturity to set application, appraisal and decision dates. Include a cash contribution for the downside case and confirm extension conditions before closing.
